Health Construction Services
Delivering Specialist Healthcare, Clinical & Care Environments Across Scotland
Healthcare and care environments place unique demands on construction projects.
Whether delivering a specialist treatment centre, private healthcare clinic, diagnostic facility, care home refurbishment or clinical fit-out, successful projects require far more than quality workmanship alone. They demand careful planning, technical expertise, regulatory understanding and close collaboration between clients, consultants and contractors.
At Stephen Loy Building Services, we work with healthcare providers, care operators, architects, structural engineers, project managers and consultant teams to transform buildings into environments that support patient care, resident wellbeing and long-term operational performance.
Established in 1983, our family business has built its reputation on honesty, integrity and exceptional workmanship. Over the last two decades, we have steadily evolved from traditional construction and refurbishment projects into increasingly complex healthcare, clinical and specialist environments throughout Scotland.
Today, we combine the values that built our reputation with the technical expertise, project management capability and collaborative approach required to successfully deliver modern healthcare and care facilities.
Supporting Projects From Concept Through To Completion
Every project starts at a different stage.
Some clients approach us with an initial idea and require practical construction advice, feasibility input and budget guidance before a design team has been appointed.
Others engage us once architects, structural engineers, healthcare consultants and project managers have developed detailed drawings, specifications and procurement strategies.
We are comfortable working in both situations.
Our experience allows us to provide practical buildability advice during the early stages of project development while also integrating seamlessly into consultant-led teams and established project structures.
Whether involved from concept stage or appointed following a formal tender process, our objective remains the same:
To help deliver successful projects through collaboration, transparency, quality and professional project management.

We work with private healthcare providers, consultants, veterinary practices, cosmetic clinics and specialist treatment operators to create welcoming, practical and professionally finished environments.
Our projects are designed to balance functionality, compliance, durability and user experience while supporting the operational requirements of the organisations that occupy them.
Understanding Healthcare Construction
Healthcare projects often involve requirements that extend far beyond traditional commercial construction.
Our healthcare experience has required close collaboration with architects, structural engineers, healthcare consultants, mechanical and electrical designers and specialist equipment suppliers to successfully deliver facilities incorporating:
- Acoustic separation between consultation and treatment spaces
- Fire compartmentation and life safety systems
- Specialist ventilation and HVAC installations
- Clinical wash-hand facilities
- Clean and dirty utility accommodation
- Mechanical and electrical infrastructure upgrades
- Incoming utility service upgrades
- Backup power and resilience systems
- Specialist healthcare equipment interfaces
- Patient circulation and accessibility requirements
- Healthcare-compliant finishes and materials
- Construction within operational environments
Where applicable, projects have been delivered in accordance with consultant specifications, Scottish Health Technical Memoranda (SHTM) guidance and Healthcare Improvement Scotland requirements.
This experience enables us to understand the practical, technical and operational challenges associated with healthcare environments while delivering facilities that support both excellent patient care and efficient day-to-day operation.
Delivering Projects as Principal Contractor
Acting as Principal Contractor, we take responsibility for coordinating the many disciplines involved in modern healthcare and care environment construction.
This includes working closely with clients, architects, structural engineers, healthcare consultants, mechanical and electrical designers, specialist equipment suppliers and regulatory stakeholders to ensure projects are delivered safely, efficiently and to the required standards.
Our experience ranges from occupied care home refurbishments through to the complete transformation of shell buildings into fully operational specialist healthcare facilities.
Through careful planning, proactive communication and rigorous quality control, we help ensure projects are delivered safely, on programme and in accordance with client expectations.
